We provide a digital report that outlines observed conditions, followed by a 30-minute post-inspection consultation to help clients better understand the findings.

    We incorporate advanced tools, such as thermal imaging, when appropriate, to enhance our ability to detect issues within the scope of a visual inspection. This service is intended to assist buyers, sellers, and homeowners in making informed decisions, but it is not a code inspection.

  • Our Detached Structure Inspection provides a limited, visual assessment of standalone buildings on the property—such as garages, workshops, storage sheds, or guest houses. The inspection is conducted in accordance with the North Carolina Standards of Practice and includes evaluation of visible and readily accessible structural components, roofing, exterior materials, electrical systems, and installed mechanical systems (if present).

    This service is ideal for clients seeking a better understanding of the condition, safety, and maintenance needs of auxiliary buildings that are not included in a standard residential home inspection. Findings are documented in a digital report and, when applicable, include photos and descriptions of any notable conditions.

    Note: This inspection does not include environmental testing, code compliance verification, or in-depth evaluation of non-permanent structures unless otherwise agreed upon in writing.

  • Our Follow-Up Inspection is a limited, visual reassessment of specific items or areas previously identified during a standard home inspection. This service is designed to help clients or agents confirm whether reported repairs or corrections have been completed satisfactorily—without re-inspecting the entire property.

    The follow-up focuses only on components agreed upon in advance and is conducted in accordance with the North Carolina Standards of Practice for reinspection protocols. A brief written summary of observations is provided, which may include photos and documentation of accessible work.

  • A Pre-Drywall Inspection is a limited visual assessment conducted before insulation and drywall are installed in new construction. This inspection focuses on the visible structural, mechanical, electrical, and plumbing systems that will soon be concealed.

    Performed in accordance with North Carolina’s Standards of Practice for phase inspections, we examine key components such as framing, roof sheathing, HVAC ductwork, electrical wiring, plumbing rough-ins, and window and door installations for proper placement, support, and visible defects.

    This inspection provides builders, buyers, and project managers with an opportunity to address issues before walls are closed, saving time, money, and potential complications later in the construction process.

    Note: This is not a code-compliance inspection. All findings are based solely on observed conditions at the time of inspection.

  • A Level 1 Chimney and Fireplace Inspection is a basic visual evaluation of readily accessible components of the fireplace and venting system. This inspection is conducted in accordance with the National Fire Protection Association (NFPA 211) standards and is appropriate for systems that have been used under normal operating conditions with no known changes or concerns.

  • Our Roof Inspection provides a limited, visual evaluation of the roof covering and associated components, conducted in accordance with the North Carolina Standards of Practice.   • Our Water Quality Testing service provides a laboratory-based analysis of your home’s water supply to evaluate its safety and overall quality. This service is especially important for homes with private wells, aging plumbing systems, or buyers concerned about potential contaminants in drinking water.

    We collect and handle all samples in accordance with EPA and North Carolina well water testing guidelines, then submit them to a certified laboratory for analysis.

    Testing can include:

    • Total Coliform & E. coli Bacteria (health-critical for well systems)

    • Nitrates/Nitrites

    • Lead, Copper, and Iron

    • pH, Hardness, and Turbidity

    • Additional testing available upon request (e.g., arsenic, fluoride)

    Results typically return within 2–4 business days and include a clear, easy-to-read lab report and basic interpretation.

  • Our Well Inspection service provides a limited, visual evaluation of the components of a private water well system to help determine its functional condition, safety, and visible integrity.     The inspection includes:

    • Visible components of the wellhead and casing

    • Pressure tank and pressure switch function

  • Our Mold Sampling service provides laboratory-analyzed air and/or surface samples to help identify the presence of mold spores in the home environment. This service is ideal for buyers, sellers, or homeowners concerned about indoor air quality, moisture intrusion, or visible fungal growth.

    We use industry-standard sampling protocols and equipment to collect:

    • Air Samples (indoor vs. outdoor comparison)

    • Surface Swab or Tape-Lift Samples (from visible suspected growth)

  • Our Wood-Destroying Organism Inspection is a limited, visual evaluation for evidence of termites, carpenter ants, powder post beetles, and wood-decaying fungi in accessible areas of a structure. This inspection is ideal for home buyers, sellers, or property owners concerned about structural integrity and hidden damage related to pest activity.

    Conducted in accordance with applicable North Carolina Structural Pest Control Regulations, this inspection includes:

    • Examination of accessible interior and exterior structural wood

    • Crawl space and attic inspections (if safely accessible)

    • Identification of visible damage, frass, shelter tubes, or exit holes

    • Assessment of conducive conditions (moisture, earth-wood contact, debris)

We coordinate the inspection and certification process through a licensed professional engineer (PE) to ensure the home meets federal guidelines for permanent installation.

    • The home is permanently affixed to a HUD-compliant foundation

    • The property is located on its first and only installation site (not relocated)

    • The foundation system meets the criteria outlined in HUD Handbook 4930.3G

    • The home complies with NC and federal lending requirements

  • This specialized service is designed to meet HUD, FHA, VA, and USDA loan requirements for manufactured homes that have been installed on a permanent foundation and include structural additions, such as decks, porches, carports, or room extensions.

    The certification verifies that:

    • The manufactured home is installed on a HUD-compliant permanent foundation

    • The home is located on its first and only permanent installation site (not relocated)

    • Any attached additions are structurally independent of the manufactured home, as required by HUD guidelines

    You’ll receive a detailed digital report with annotated photos and clear descriptions, giving you the documentation needed to submit repair requests before your warranty ends.

  • Our Annual Home Inspection is a proactive maintenance-focused evaluation designed to help homeowners identify developing issues before they become costly repairs. This comprehensive visual inspection covers all major systems and components of the home and provides valuable insight into the property’s ongoing condition.

  • A Four-Point Inspection is a limited, insurance-focused evaluation of the four major systems in a home: Roofing, Electrical, Plumbing, and HVAC. This inspection is commonly required by insurance providers—especially for older homes—to assess insurability and risk before issuing or renewing a homeowner’s policy.

    We evaluate the age, condition, and general functionality of the following systems:

    • Roof: Covering type, visible wear, estimated age, and signs of damage or leaks

    • Electrical: Main panel, wiring type, breakers, and visible safety hazards

    • Plumbing: Supply and waste line materials, water heater, visible leaks or corrosion

    • HVAC: Cooling and heating systems, age, condition, and basic functionality

    The inspection is not as extensive as a full home inspection and is designed solely to inform insurers about system status. You will receive a standardized Four-Point report, often accepted by major insurance carriers.

    • Review of property layout for minimum required setback distances (to wells, structures, etc.) based on NC wastewater rules

    • Clear digital report with photos and general maintenance recommendations

    Note: This is a visual inspection only and does not include pumping, excavation, camera scoping, or hydraulic load testing unless arranged separately. Tank contents must be accessible for a complete evaluation.

    For a full system performance assessment, we recommend coordination with a NC-licensed septic installer or pumper in accordance with 15A NCAC 18A .1900 rules governing on-site wastewater systems.
